Here at Scope Lending we will also assist you with your First Home Owner Grant (FHOGS) application. The First Home Owner Grant Scheme is an initiative of the Federal Government. The scheme provides eligible applicants with a tax free $7,000 grant at settlement (joint applicants are restricted to a single application i.e. one payment), and is available to first home buyers regardless of their income, the area in which they are buying (as long as it is in NSW), or the value of their first home. The grant is not available for renovations or for the purchase of vacant land where no future construction is planned. In addition to the Federal Government grant, under the First Home Plus Scheme, the NSW State Government will waive stamp duty payable on both the transfer of land and the mortgage for first home buyers. For purchases in NSW, eligible applicants will pay no stamp duty for purchases of $500,000 or below, and a reduced rate up to purchases of $600,000.
Eligibility FHOGS is available to applicants who meet the following criteria: • you and/or your spouse/de facto must never have received the grant previously • each applicant must be an individual – i.e. not a company or trust • each applicant must be at least 16 years of age • at least one applicant must be a permanent resident or Australian citizen • at least one of the applicants must occupy the home as their principle place of residence for a continuous period of six months, commencing within 12 months of settlement. • you and/or your spouse/de facto must never have owned a residential property, either jointly, separately, or with any other person anywhere in Australia BEFORE 1st July 2000 • you and/or your spouse/de facto must never have owned AND OCCUPIED a residential property, either jointly, separately, or with any other person anywhere in Australia AFTER 1st July 2000, i.e. if you have purchased an investment property (a property you have not lived in) since that date, you are still eligible for FHOGS. This means you can still receive the $7,000 grant when you purchase your first owner occupied property. You will not, however, receive the stamp duty concession from the State Government in this case
